- Max 70% LTV of the As-Is Value, We have other options for higher LTV's for experience rehabbers, but this is our primary guideline. at 70% your will get a quote of 3% origination and 12% interest.
- Full appraisal required (we order it, you schedule and pay for it)

- No bank statements required from borrower or borrower’s company
- Only 1st position liens
- No 2nd mortgage allowed. We can refinance a 1st mortgage
- Clear and marketable title required
- Properties are titled in land trust or corporate name
- Interest only monthly payments
- No pre-payment penalty after 3 months
- Corp docs and operating agreement required. We can also setup a land trust for your project. Ask us how.
- Miami & Dade County are only lent at 50% of value. No loans on condo's
AS-IS Investment Loans (Often used for wholetailing, or acquiring without rehab)
