    These are fees typically associated with closing on your property regardless of whether it is purchased as cash or with a loan. The only additional fees incurred by using hard money over cash are the State Doc Stamps and $40 Mortgage Recording Fee.

  • Closing fee's vary by area. While we do not charge these fee's directly we have included them so you can accurately estimate the cash you will need to bring to closing. Closing fee's range $750-$1500 excluding tax stamps and recording. These fees including closing fees, wires fees, fedex fees, survey fees, title endorsements, any other fees your creative title company tries to stick on your closing.
  • Our most popular rehab loan allows borrowers to borrower up to 90% of purchase and 80% of your total rehab budget. The remaining 10% of purchase and 20% of rehab is due at closing and is calculated in the cash due at closing for loan formula.

    Rehab funds are disbursed in draws according to a construction schedule and work completed. When work has been completed you can request an inspection to provide draw funds to continue your rehab. We recommend keeping these to as few as possible to avoid the $150 physical inspection fee.
