We were a cash buyer before we took advantage of a wholesale property purchased with pre-approved funding from boyd management at 75% LTV. We couldn’t believe how easy the process was. They need a property appraisal and that was it.  We ended up coming to closing needed 30% of the cash we typically needed to buy cash. Because of that, we were able to buy 2 additional deals with the same capital in the following weeks. 1 more with pre-approved financing from a wholesaler and another deal we found on our own and sent over to them to fund. The process was just as easy. Can’t recommend them enough.

Loan Disclosure

Our minimum time to re-pay is 1 day, the only additional fees besides origination points are appraisal fee, and $300 document fee if using your own title company. Max terms for our loans are either 1-2 years depending on borrower and property type. Origination points are between 3-6% depending on the property type and state that the property is located in.

Example: On a 100k loan in FL for a single family residential property the interest would typically be $12,000 if the loan is kept for an entire year. If the loan is paid off before the 1 year term the owed interest is $1,000.00 per month. Origination points would be 3% of the 100k loan amount for a total of $3,000. The total annual fees and interest would be $15,000.
