- Leverage up to of 90% of purchase and 75% LTV of the AS-IS Appraised Value or purchase price (whichever is lower) depending on experience and credit.
- Full appraisal and survey required (not appraisal loans available at lower LTV’s
- Only 1st position liens
- Clear and marketable title required
- Properties are titled in land trust or corporate name
- Interest only monthly payments
- No pre-payment penalty
- Properties can be titled in land trusts, corporate names, or LLC
Foreign National Loans
- Investment property only
- Max 75% LTV of AS-IS Value
- Full appraisal and home inspection including renovation costs and survey required
- Only 1st position liens
- No 2nd mortgage allowed
- Clear and marketable title required
- Properties are titled in land trust or corporate name
- Interest only monthly payments
- No pre-payment penalty
- Corp docs and operating agreement required
CASH OUT REFINANCE (Foreign National and U.S. Citizen borrowers)
- Cash out max 65% LTV of AS-IS Value (Borrower must have a minimum of 20% left in the deal)
